These Terms and Conditions govern all bookings and stays at the Gap of Dunloe Cottages properties, located at the Gap of Dunloe, Beaufort, Killarney, Co. Kerry, Ireland. By making a booking, you (the "Guest") agree to these Terms in full.

1. The Properties

We offer two self-catering holiday cottages:

  1. The Shepherd's Cottage — sleeps up to 5 guests
  2. The Gap of Dunloe Cottage — sleeps up to 2 guests

Both properties are available for short-term holiday rentals only. Residential use, commercial use, or subletting is strictly prohibited.

2. Bookings & Payments

2.1 Making a Booking

All bookings are made through our online booking system (Lodgify) or by direct enquiry via our contact form. A booking is only confirmed once full payment or the required deposit has been received and a confirmation email has been sent to the Guest.

2.2 Payment

  1. A deposit of [e.g. 30%] of the total rental price is required at the time of booking to secure the dates.
  2. The remaining balance is due no later than [e.g. 6 weeks] before the arrival date.
  3. For bookings made within [e.g. 6 weeks] of the arrival date, the full amount is due at the time of booking.
  4. Accepted payment methods: credit/debit card via our secure booking platform (Lodgify).

2.3 Pricing

All prices are in Euro (€) and include applicable taxes. Prices are per property per night and are subject to change. The price confirmed at the time of booking is guaranteed.

3. Legal Basis for Processing (GDPR)

Under the GDPR, we process your personal data based on:

  1. Consent: When you submit a contact form, you consent to us processing your details to reply to you.
  2. Contractual Necessity: When your data is necessary to process a booking or take steps at your request prior to entering into a contract.

3. Cancellation Policy

3.1 Cancellation by the Guest

5 days cancellation before arrival.

All cancellation requests must be made in writing by email to normadennehy50@gmail.com .

We will retain your personal information only for as long as is necessary for the purposes set out in this Privacy Policy. For inquiries that do not result in a booking, we will delete your contact information within [e.g., 12 months]. For actual bookings, we retain the data as required by law for tax and accounting purposes.

3.2 Cancellation by the Owner

In the unlikely event that we must cancel your booking (e.g., due to unforeseen circumstances or property damage), we will notify you as soon as possible and provide a full refund of all payments made. We accept no further liability beyond this refund.We strongly recommend that Guests purchase travel insurance to cover the cost of cancellation.

4. Arrival & Departure

  1. Check-in: from 4:00 PM on the day of arrival
  2. Check-out: by 11:00 AM on the day of departure

Early check-in or late check-out may be available on request, subject to availability. Please contact us in advance.Guests are responsible for their own travel arrangements. We cannot be held responsible for delays, cancellations, or additional costs arising from travel disruption.

6. Damage Deposit

A refundable security deposit of €150 is required to cover any accidental damage or excessive cleaning costs. This will be:

  1. Collected at the time of booking or on arrival (as advised during the booking process)
  2. Returned within 7 days of departure, provided no damage or excessive cleaning is required

Guests are responsible for any damage caused beyond normal wear and tear. If the cost of damage exceeds the security deposit, we reserve the right to invoice the Guest for the difference.

7. House Rules

Guests agree to respect the following rules during their stay. Failure to comply may result in immediate termination of the booking without refund.

7.1 Smoking

  1. Smoking is strictly prohibited inside both cottages
  2. Smoking is permitted outside in designated areas only

7.2 Pets

  1. Pets are not permitted at the Gap of Dunloe Cottages

7.3 Events & Parties

  1. No parties, events, or gatherings beyond the registered number of guests are permitted

7.4 Outdoor Areas & Safety

  1. Guests are responsible for their own safety on the property and surrounding land
  2. The surrounding countryside includes uneven terrain, rivers, and cliffs. Guests explore these areas entirely at their own risk
  3. Children must be supervised by an adult at all times on the property and surrounding land

7.5 Waste & Recycling

  1. Guests are expected to separate waste into the bins provided (general waste / recycling / compost where applicable)
  2. Please do not leave rubbish outside the cottage

7.6 Inventory & Property Condition

  1. Guests must leave the property in a clean and tidy condition, comparable to how it was found on arrival
  2. All furniture, equipment, and inventory must remain in their original positions
  3. Any breakages or damage must be reported immediately to the owner

8. Internet & Utilities

  1. Wi-Fi / mobile signal: The Gap of Dunloe is a remote rural area. Mobile signal and internet connectivity may be limited or unavailable. We accept no responsibility for disruption to connectivity services.
  2. Utilities: Electricity, water, and gas (where applicable) are included in the rental price for normal domestic use.

9. Liability

  1. The Owner accepts no responsibility for any loss, damage, injury, or death to Guests or their belongings during the rental period, howsoever caused
  2. Guests use the property and its surroundings entirely at their own risk
  3. Nothing in these Terms excludes or limits liability that cannot be excluded by law (e.g., personal injury caused by the Owner's negligence)

10. Our Right to Terminate

We reserve the right to terminate a stay immediately and without refund if:

  1. The number of guests exceeds the agreed maximum
  2. The property or its surroundings are being used in an illegal or antisocial manner
  3. These Terms are materially breached by the Guest

11. Data Protection

Your personal data is collected and processed in accordance with our Privacy Policy. By making a booking, you agree to this processing.

13. Governing Law

These Terms and Conditions are governed by the laws of the Republic of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
